A Dallas-based developer plans to begin construction this summer on a 190-acre neighborhood in Prosper.
The new community, called Mirabella, will feature 285 luxury homes starting at $1 million. Home sales are expected to begin in late 2026, according to a March 28 announcement.
Tellus Group LLC is developing the community and has tapped Huntington Homes, the luxury division of Highland Homes, as one of the builders. The developer is in the process of selecting additional homebuilders for the project.
Mirabella will be located on Custer Road between U.S. Highway 380 and First Street. It’s set to feature natural amenities including hike-and-bike trails along a natural creek, winding through preserved tree canopies and linking several small parks and open spaces.
The community will be in Prosper Independent School District, ranked as the 11th best school district in the Dallas-Fort Worth metro by Niche.
Prosper has made headlines as the ninth fastest-growing city in the nation. More widely, Collin County ranked No. 4 for estimated population growth nationwide from July 2023 to July 2024. With its population now topping 1.2 million, Collin County continues to thrive, fueled by a wave of corporate relocations, sought-after amenities and highly rated schools.
“Between Highland’s distinguished reputation, the intentional design enhancing natural features of the land, and Mirabella’s prime location within Prosper, near McKinney, Frisco, and Plano, this will undoubtedly become one of the area’s most sought-after neighborhoods,” Tellus Group Chief Operating Officer Andre Ferrari said in a statement.
Mirabella will be the latest North Texas development by Tellus Group, which is also behind Windsong Ranch in Prosper, Mosaic in Celina, Meraki in Forney and Sherley Farms in Anna. The first 400 homes at Meraki are expected to be finished by this fall and construction on the first phase of Sherley Farms is anticipated to break ground this summer, a spokesperson at Tellus Group said in a April 1 email.
